Thank you, sir. We will now begin the question-and-answer session. (Operator instructions) Our first question comes from the line of Jordan Sadler with KeyBanc Capital Markets. Please go ahead.
Craig Mailman – KeyBanc Capital Markets
Hi, it's Craig Mailman here for Jordan. It sounds like leasing is going to continue to be going well for the remainder of the year and you might have some acquisition opportunities. But you guys raised guidance at the midpoint by less than the $0.10 on the debt repurchase. What are you guys seeing that wouldn't allow you to raise it by the full $0.10?
Barry Bass
As I mentioned, our previous guidance did at the high end include some effect for potential additional note repurchases, so the fact that we did have the $0.10 of gain from that was reflected in our FFO. You can't assume that we are going to increase the high end of our guidance by that full $0.10. We increased the low end by about $0.14, and kept the high end about the same.
Craig Mailman – KeyBanc Capital Markets
Okay. The acquisitions you guys said are out there, do you think those would benefit you at all in '08? Or are those going to be more early '09? Could you just talk about what the opportunities look like?
Doug Donatelli
It's too early to say from a timing standpoint. But as Nick said, the market is moving more in our direction. We didn't acquire anything – we haven't acquired anything for about a year because pricing didn't make sense for us. Prices on acquisition opportunities now make a lot more sense. So we can't really comment on timing specifically, but we are looking around the market today at a much favorable set of acquisition opportunities.

And I will say that our guidance does not assume any accretion, or dilution for that matter. It doesn't assume any impact from new acquisitions that we might make.

Okay. And you guys had mentioned that people are looking to team up with you with the acquisitions being more. Would you form a joint venture for the acquisitions or would they be more wholly-owned?
Barry Bass
Well, the concept is, when I mentioned that there are people who are interested in teaming up with us, the idea would be that we find joint venture partners to acquire some of the assets that we are looking at.
